We provide a full array of engineering services to design, build, operate, and maintain our clients’ facilities. Whether you need an addition or modification to an existing facility or a new installation, our design/build capabilities encompass the entire spectrum of activities to successfully execute a project including charrettes, conceptual and final designs, construction, and start up and commissioning. Our engineers and architects are LEED certified and can integrate significant energy savings for our clients. Our engineering and construction experience can be also put to work as Project Managers or as Owners Representatives to manage large, complex projects.

Utility Relocation for the Bank of America Corporate Center

ZAPATA performed an emergency design and provided construction oversight for the relocation of two, 20-inch chilled water lines and a large bank of fiber-optic communication lines servicing the Bank of America Corporate Tower in uptown Charlotte. Civil Engineering design included a 60-inch jack and bore under College Street (without disrupting traffic), shoring design for the receiving pit, utility vaults at critical turn points, and concrete duct-bank protection. Structural Engineering design included foundation and pipe supports for the two (now) 24-inch chilled water lines and the duct bank up the side of the nine-story parking deck; and three 30-inch penetrations of the existing building’s foundation and the replacement of structural steel. Main challenges included anchoring to existing construction and managing field modifications as required based on in-site conditions. Designs were completed and permitted in 30 days from the notice-to- proceed.

Housekeeping Pad Replacement

ZAPATA successfully completed this design/build project to replace the existing fly ash housekeeping pad for electrostatic precipitators (ESP). The original concrete pad was poured several months earlier by a second tier contractor, which experienced drainage problems. A laser scan survey was conducted and drawings created showing contour elevations of the pad surface to ¼” intervals. ZAPATA recommended 13,000sf of the southern portion of the existing pad be removed and replaced with a new drainage configuration while matching the existing elevations of the pad where equipment remained. ZAPATA conducted geotechnical investigations to ensure the subsurface soil was properly compacted. 500 tons of aggregate base courses was added and graded by a laser guided motor grader to proposed subgrade elevations. 262cy of concrete were placed and finished in one continuous pour. The project was fast tracked and completed in 14 days.

Owner Representative Services

ZAPATA performed Owner’s Representative Services for a major addition and renovation to Southminster Retirement Community. Phases included an overall renovation and major addition to a 20-year old, 26-acre, Continuing Care Retirement Community. The project included the addition of two Independent Living Apartment Wings, the Wellness (Health Clinic) Center, indoor swimming pool and spa, and two underground parking garages. The Project also included the renovation of two dining facilities, and Activity Wing, and all independent living apartment buildings, and the Health Care Center. New buildings were up to eight stories in height, and the total extent was 406,000 SF of new and renovated spaces.

Fire Station #1

ZAPATA designed the expansion and renovation of an existing fire station at an Army installation.  The existing structure is a circa 1950 concrete frame structure with masonry infill.  The design called for the expansion of the gathering room, dayroom, and kitchen; renovation of the billeting space, Captain’s office/bedroom, and bathrooms; and removal of asbestos.  The bathrooms were reconfigured to meet ADA requirements and updated with low flush fixtures.  The design called for the demolition of mechanical and electrical systems and replacement with more energy efficient products.  Windows in the renovated spaces are compliant with AT/FP and energy efficiency standards. ZAPATA was able to complete the design 45 days ahead of schedule and provide the complete sets of drawings and specifications.
